Our Seal Coating Service

Inspection. We check for cracks, soft spots and oil stains, and tell you if anything needs patching first.
Cleaning. We blow off and edge the surface so the sealer bonds to the asphalt, not to dirt.
Oil spot priming. Oil and gas stains are treated so the sealer doesn't peel.
Crack filling. Cracks are cleaned and filled with hot-pour rubberized crack filler to keep water out of the base.
Sealer application. We apply commercial-grade sealer by squeegee and/or spray for full, even coverage. Two coats on most driveways and high-traffic areas.
Barricade and cure. We block off the area and tell you exactly when it is safe to walk and drive.

Seal Coating FAQ

How often should I seal coat my driveway?

Every 2 to 3 years for most residential driveways. Sealing too often can build up a thick layer that cracks and peels.

How soon can I seal a new asphalt driveway?

New asphalt needs time to cure and release oils. We usually recommend waiting about 6 to 12 months before the first seal coat.

How long before I can drive on it?

You can usually walk on it after a few hours and drive on it after 24 to 48 hours, depending on temperature, humidity and shade. We give you a specific time on the day of service.

What weather do you need for seal coating?

Sealer needs dry pavement, temperatures of about 50°F and rising, and no rain for at least 24 hours. In New Jersey that usually means May through October.

Does seal coating fix cracks?

Sealer alone does not fill cracks. That is why we clean and fill cracks before sealing. Wide cracks, alligator cracking or sunken areas need patching first.

Will sealer get on my house, walkway or garage floor?

We tape and edge around walkways, curbs, garage doors and landscaping. Keep people and pets off the surface until it is cured so it is not tracked inside.
